What this means for you
- Buyers face prices a little softer than in 2024, but still about 90% above 2016.
- Sellers are pricing into a flat market; the index barely moved from July to August 2026.
- Owners with a homestead exemption are shielded from most of the swing in their tax bill by the 3% Save Our Homes cap. See our property tax guide.
- Your home’s official value is set each year by the Orange County Property Appraiser (ocpafl.org), not by these indexes.

The Zillow index measures the value of a typical home in the middle of the market, across all home types, smoothed and seasonally adjusted. It is not a median sale price, and it moves more slowly than a single month’s sales.
The federal view: still rising, barely
The FHFA all-transactions index for the Orlando-Kissimmee-Sanford metro area, which tracks repeat sales and refinance appraisals of the same homes, rose 0.8% from the second quarter of 2025 to the second quarter of 2026. It is up 45% from the second quarter of 2021 and has more than doubled since 2016.
The two indexes disagree slightly on direction this year because they measure different things: Zillow estimates every home in the city, while FHFA tracks homes with mortgages backed by Fannie Mae and Freddie Mac across the whole metro area.
